Our terms and conditions

• local tax of 2,60€ per day/person not included
• sauna and wellness area are quiet zones and open only to adults (16 years or older)

Pets are not allowed in our house

Check-in, check-out, payment

• Arrival: Apartments are ready to move into after 4 PM. 
• Departure: We ask our guests to move out of the apartments until 9 AM on their day of departure. 
• Deposits: Please consult the deposit conditions on your booking confirmation.
• Fixed reservation only happens after we have received a deposit! 
• Payment: cash, advance transaction

Should you arrive with more persons than stated on the booking confirmation or should the age of the children differ from the inforation we received, the apartment price (possibly as well as the visitor's tax) will be adjusted according to our price list. We also reserve the right to adjust the room category (up- or downgrade with respective change in price) if necessary. Should this be impossible due to the current booking situation, your booking is considered cancelled and you will be charged cancellation fees of 90 % of the entire apartment price as stated in our cancellation conditions. Therefore, please take care to check the information on your booking confirmation.

Online winter bookings: ski passes are not included in the daily prices. The current ski pass conditions of the cable car apply: https://www.serfaus-fiss-ladis.at/en/winter/ski-pass-prices/conditions-ski-pass

Cancellations/ cancellation conditions

We point out that for online bookings or lodging contracts which have been conducted via distance selling, there is no right of withdrawal within 14 days after agreeing to the contract and that our cancellation conditions apply without exception. Our cancellation conditions replace the right of withdrawal as stated by the consumer rights guidelines of the European Union. Cancellations are charged according to the GENERAL TERMS AND CONDITIONS FOR THE HOTEL INDUSTRY 2006.
Please note that we can only accept written cancellations. 
The lodging contract can be cancelled without extra charge through one of the contract partners until a maximum of 2 months prior to the agreed day of arrival. We will only charge a handling fee of 50€ per room. This fee will not be charged for cancellations due to illness or death. Outside of this time span, withdrawal from the contract through one of the contract partners is possible only by paying the following cancellation fees: 

• up to 1 month prior to arrival:100 % of the complete price
• up to 1 week prior to arrival: 100 % of the complete price
• in the last week prior to arrival: 100 % of the complete price

• For that reason, we recommend a cancellation insurance, for example the Hotelstorno Plus insurance of the European Travel Insurance, which you can complete easily and quickly here.  
• Terms and conditions as stated in the GENERAL TERMS AND CONDITIONS FOR THE HOTEL INDUSTRY (AGBH 2006) apply.
•  Terms and conditions as stated in the SUPER.SOMMER.CARD PDF apply.

• Apartments: Deviations in interior, size and structure are possible.  Pictures/paintings, tours and sketches are exemplary and can deviate in the case of individual rooms! 
• Services: The offers on our website are not a service but merely a suggestion. All our offers, especially per email or post, are noncommittal.

Additional conditions for online bookings

In addition to the terms and conditions as stated above, the following regulations apply for online bookings: 

• For bookings on the web pages (Serfaus-Fiss-Ladis Marketing GmbH), and other booking platforms, the accomodation contract is concluded with the sending of your booking. The booking, however, is only guaranteed as soon as the deposit has been transferred to our account (on the fixed due date).
• Fixed reservation only happens after we have received a deposit. 
• By entering your account details, you allow us to charge any fees, such as deposits or, if necessary, cancellation fees (as stated in our cancellation conditions).
• We expressly point out that in the case of online bookings or accomodation contracts conducted in the form of distance selling, there is no right of withdrawal within 14 days from the conclusion of the contract and that our cancellation conditions (see above) apply exclusively. Our cancellation conditions replace the right of withdrawal as stated in the consumer rights conditions of the European Union.
